Preparing Financial Statements: Creating accurate and timely financial statements, including balance sheets, income statements, and cash flow statements. Maintaining Property Rent Roll: Keeping track of rental income and expenses for each property. Reconciling Bank Statements: Ensuring accuracy in bank reconciliations and general ledger accounts. Tracking Utility Expenses: Monitoring and recording monthly utility costs. Budgeting and Forecasting: Participating in the budgeting and forecasting processes, providing input based on historical data trends. Processing Daily and Month-End Transactions: Ensuring all financial transactions are accurately recorded and process Ensuring Compliance with Thai Accounting Principles and Tax Regulations: Understanding and adhering to Thai GAAP (Generally Accepted Accounting Principles), Thai Revenue Rules, and IFRS (International Financial Reporting Standards). Preparing and Submitting Tax Returns: Preparing and submitting tax returns (e.g., PND 51 and PND 50) for real estate businesses. Understanding Tax Implications of Real Estate Transactions: Being knowledgeable about the tax implications of property purchases, sales, and rentals. Ensuring Compliance with Tax Regulations for Developer/Real Estate Businesses: Ensuring compliance with tax regulations for Developer/Real Estate businesses, specifically for PND 51 and PND 50 submissions.
